Which management plan is right for me?
ONLINE BOOKING CENTRAL Management plan - This plan is aimed at owners who want to maximize occupancy and who do not have the time to respond to requests and who want to promote their property for free in more than 400 pages in the sector. We manage the availability, prices, reservations, online payments and answers to emails and calls of the guests. Your own Reservation and Marketing department. This option is available nationwide.
COMPLETE Management plan - In addition to all the services included in the ONLINE management plan, this plan is addressed to owners who have the keys, cleaning and laundry sorted out, but at a given moment or emergency might need Casasol Holiday to arrange cleaning and laundry services. ONLY AVAILABLE IN NERJA AND SURROUNDINGS.
PREMIUM Management plan - This plan is aimed at owners who do not want to worry about anything. All work related to reservations is done by Casasol Holiday. Most of our clients with the PREMIUM plan live far away or outside the country or simply do not have time to manage it. ONLY AVAILABLE IN NERJA AND SURROUNDINGS.
How can I start?
Getting started is easy and without risk. Choose your management plan and request your password to the Owner Intranet. We send you a form to know the characteristics of your property.
Once your application is approved, we will send you your access code and register your home in our system, which usually takes 2 to 7 days.
What type of contract do I have to sign?
Our contracts are open books and have no commitments of time or volume. You can cancel the contract with us at any time.
Do you ask for exclusivity?
No! The property is yours and you can use it whenever you want. Maybe for your own vacation or for a family member or friend. Just tell us the dates you need your apartment and Casasol Holiday blocks the dates on your calendar.
Must my apartment meet certain requirements?
Yes! Apart from the quality policy that Casasol Holiday maintains, in Andalusia for example you have to comply with the DECREE 28/2016, OF FEBRUARY 2nd, OF HOUSES FOR TOURIST PURPOSES AND MODIFICATION OF DECREE 194/2010 , OF APRIL 20, OF ESTABLISHMENTS OF TOURISTIC APARTMENTS.
The apartment must be registered in the Tourist Registry of Andalusia, which will assign a registration number that should be visible in any publication of your apartment.
Homes with tourism purposes must meet the following requirements:
a) Have an occupation license, and comply at all times with the technical conditions and qualities required for housing.
b) The rooms will have direct ventilation to the exterior or to patios and some system of darkening of the windows. This requirement will not be required when the dwelling or building in which it is integrated is classified as a Property of Cultural Interest and the level of protection prevents any kind of work, modification or intervention necessary to comply with the requirement.
c) Be sufficiently furnished and equipped with the necessary appliances and equipment for immediate use and according to the number of places available.
d) Refrigeration by fixed elements in the rooms and halls, when the period of operation comprises the months of May to September, both inclusive. If the period of operation includes the months of October to April, both inclusive, they must have heating. This requirement will not be required when the house or building in which it is integrated is cataloged as a Property of Cultural Interest and the level of protection prevents any kind of work, modification or intervention that is necessary to comply with the requirement.
Casasol Holiday has commercial agreements with approved AIr Conditioning installers, for the owners who do not yet have Air Conditioning. To have a better control of the electricity consumption of the Air Conditioning units, we recommend installing a "Timer pushbutton". This prevents the customer from leaving the Air uncontrolled.
e) First aid kit.

f) Have tourist information, in physical or electronic form, of the area, leisure areas, restaurants and cafes, shops and food stores, the nearest parkings to the house, existing medical facilities in the area, urban transport, town map and entertainment guide.

g) All homes will have Complaints and Claims Sheets available to the users, and a poster announcing them in a visible place inside the house.

i) Bed linen, lingerie, household goods in general, depending on the house occupation plus a spare set.

Casasol Holiday has a 24-hour local emergency number for any incident that may occur.
k) To have at the disposal of the users information and operating instructions of electrical appliances or other devices that require it for its correct use.
Casasol Holiday prepares an individual instruction manual in 5 languages to ensure the correct use of your appliances.
l) Inform users of the internal rules regarding the use of facilities, units and equipment of the dwelling, as well as the admission and existence of pets in the dwelling, restrictions for smokers, as well as restricted areas of use.

Is there something I am obliged to have in my house?
Yes there is! Customers expect a fully functioning home when they arrive complete with furniture, appliances, kitchen utensils, glasses, cutlery, internet, television, etc. We will work with you to make sure you have everything in place. Wifi is not mandatory but highly recommended. There are several options to offer this service either by flat rate or pay-per-use without needing a landline.
How is the rental price set?
Casasol Holiday elaborates a study based on several factors like the contribution of each owner, characteristics of the home (size, amenities, location, recent remodeling, etc.) and the prices of comparable apartments in the area. According to the study we recommend an average real market price to ensure greater occupation. The price must be approved by you.
How do you advertise my property? Do I have to pay for this?

- We carry out a photographic report of your apartment taking care of the most commercial aspects and highlighting everything that will help us generate the greatest interest. We understand that the photos are a fundamental selling tool, so we do not leave it in the hands of a friend who understands some photography. Casasol Holiday will send a professional.
- We make a floor distribution map of the property in color that next to the photographic report will allow us to carry out a greater commercialization.
- Our Marketing department will write a description of your apartment and its area in several languages, translated by human and native translators.
- We will start at the beginning and later in stages several marketing actions in the social networks and local magazines, in our newsletter and our group of web pages.

When and how do you inform me of a new reservation?
Our booking system automatically sends an email to the owner with all the relevant data. In addition, you can access the Owner's Intranet at any time and see availability, all reservations and open or block dates.
When do I get paid for reservations?
However you want! With each reservation, monthly or quarterly. Our accounting department is tailored to your needs.
What if I had already made reservations on my property?
No problem, Casasol Holiday respects the reservations already contracted and if you want for a low cost we can manage the reservation including key delivery, cleaning etc.
Do I have to pay income taxes?
As with any income, you must include it in your income tax always deducting the expenses you have for the operation, such as community expenses, IBI etc. For non-residents there are different models. If you do not have a Manager, Casasol Holiday can recommend a Trusted Manager.
Is it necessary to provide all the services every time a customer stays like soap and toilet paper?
No, you do not have to worry about it, Casasol Holiday provides a kitchen cleaning KIT and a bath KIT. This set includes a pair of rolls of toilet paper for each bathroom, soap and shampoo.
What if I want to do some decoration on my own?
We love it when homeowners get involved with decorating and improving their home. Just be sure to check that the house is not booked and you can easily access it whenever you want!
What if there is an emergency?
For any emergency customers and owners have a 24 hour emergency number.
What if customers break something?
For each client we have a cash or credit card deposit that is returned to him upon departure if the apartment is in the same conditions as when he entered. By the type of clientele that has come to us over the years´, we can confirm that these things hardly ever happen. In general, the clients who have left a deposit are well behaved.
